What is Scalia Properties?
Scalia Properties is a 360° real estate developer, builder, and operator with active projects across Québec and Ontario. Our integrated platform spans land development, construction, leasing, hospitality, and long-term property management, allowing us to deliver complete communities from concept to operation. We specialize in transformative mixed-use projects — multifamily rental apartments, hotels, and industrial/commercial developments — that create housing, economic activity, and long-term community value.
How large is Scalia's portfolio?
Over 30 years, Scalia has built more than 2,600 residential units and 4 million square feet of real estate, delivered on time and within budget, with over $800 million invested in Montreal alone. Our active project pipeline spans Québec and Ontario, with developments at various stages from planning through to construction.
What types of projects do you develop?
We primarily develop multifamily rental apartments, hotels, and industrial/commercial projects across Québec and Ontario. Our residential communities are designed around walkable neighbourhoods and located in close proximity to public transportation, including REM stations, making it easy for residents to connect to the broader region without relying on a car.
How can I contact your team?
You can reach the team by phone at (514) 525-2929 or through the contact form on the website. The offices are located at 5139 de Courtrai Avenue, Suite 300, Montreal, Quebec H3W 0A9.
Who leads the company?
Scalia Properties was founded by Sam Scalia, who serves as CEO. Under his leadership, the company has grown into a national developer with 30 years in business, more than 2,600 residential units built, and 4 million square feet delivered on time and within budget — a track record built on a vertically integrated model that keeps every stage of development in-house, from land acquisition to long-term operation.
How can I rent an apartment?
To learn about apartment availability, visit the Projects page on the website or contact the team directly. Each residential development has its own rental information depending on its stage of development.
Can I visit a project before renting?
Yes. For completed projects, you can schedule a visit to tour available units directly. For projects still under construction, our leasing office features a model kitchen and bathroom, giving you a realistic sense of the finishes and space before the building is complete. Contact the leasing team to arrange a visit or learn more about availability for a specific development.
Is the company involved in the community?
Yes. For over 15 years, Scalia has partnered with MultiCaf, a Montreal nonprofit fighting food insecurity in Côte-des-Neiges, contributing more than $3 million in total — including $1 million in the past year alone. Scalia’s CEO and COO both sit on MultiCaf’s board, and the company’s most recent fundraising event raised over $1 million for the organization’s programs.
Are your apartments for rent or for sale?
The portfolio is primarily focused on rental apartments and rental condos in Montreal. However, offerings may vary by project, so it’s best to consult the details of each development or contact the team directly.
What is the Westwalk project?
Westwalk is a collection of residential communities focused on wellness, convenience, and community living, featuring high-end amenities and thoughtfully designed rental condos. The portfolio includes Westwalk DDO, Westwalk Anjou, and Westwalk Pointe-Claire, all located near everyday services and public transit.
